Services - Appraisals/Valuations

By law only accredited valuers can do appraisals. Our company has professional valuers. However please note we also carry agents with a range of qualifications. Some of which are not valuers. So make sure you ask for an agent who is also a appraiser to discuss any aspects on valuation.

Any valuation requires the property to be looked at. This will require an appointment. Land assessment only takes a few minutes. However please note valuers are NOT land surveyors. Only land surveyors can measure land area and point out land boundaries. This is a legal matter. Valuers will need a copy of the plot of the land, preferably, or at least a copy of the last land tax bill to acquire some of the information they need.

Land with structure(s) valuations take some time. Average size properties take around an hour to take relevant information which involves the measurement of building dimensions inside and out among other things. Copies of the building plan would speed up the process of the valuation.

Below are the valuation rates (VAT inclusive) we use (last updated Mar 2006, may change without notice):-

LAND ONLY (US$) RATE (US$)
UNDER 100 000 145
100 000-250 000 200
250 000-500 000 400
OVER 500 000 500

LAND AND STRUCTURE(S) (US$) RATE (US$)
UNDER 100 000 175
100 000-250 000 275
250 000-500 000 475
500 000-1M 825
OVER 1M 1 500

Once all information is gathered a professional document is prepared. It will give you the recent market value as well as how this figure was acquired. It takes about 3-4 business days to complete the valuation.

To avoid any confusion, please make sure that you are specific as to what you want the valuation for as well as for who (e.g. bank, insurance, lawyer etc) This is to make sure you and the relevant parties get what it is they need from the valuation.
